Barry L. Gruebbel, CPM® | President

Responsibility

As President of CapHarbor Property Management, LLC, Mr. Gruebbel oversees the operations and growth of the company in all areas, including leasing, marketing, property and asset management, accounting and investor relations.

Experience

He previously held Vice President positions with Hines Industrial, JPI Inc., and Crescent Real Estate Equities. Over the course of Mr. Gruebbel's career, he has been involved in the management, leasing, accounting, asset management, acquisition, and development of more than 44 million square feet of real estate.

Education/Milestones

Since 1985 he has held the Certified Property Manager (CPM) designation from the Institute of Real Estate Management (IREM), served as Dallas IREM Chapter President in 1998, is active in the Building Owners and Managers Association (BOMA) as an instructor of Real Property Administrator designation courses and holds a South Carolina Real Estate License. Mr. Gruebbel earned a Bachelor of Business Administration degree in Real Estate from The University of Texas at Arlington.

 

Josh A. Workman | Chief Operating Officer

Responsibility

As Chief Operating Officer of CapHarbor Property Management, LLC (CPM) Mr. Workman is responsible for overseeing all internal operations and strategically driving the overall business and company objectives. In addition, he manages the company's Human Resource, Marketing, and Information Technology divisions. He is responsible for corporate risk management and oversight of the property and casualty insurance portfolio for all real estate investments.  Mr. Workman was instrumental in the development of CapHarbor and its affiliates, where he continues to participate in their growth and expansion.

Experience

Mr. Workman first joined CPM's affiliated firms in 1999. His first assignment was to rebrand and re-launch Commission Connection, one of the few nationwide full service real estate factoring companies. Between 1999 and 2003, Mr. Workman and his team increased revenues approximately 900% which subsequently led to the sale of the company. In 2003, he joined the newly formed company TIC Properties, LLC which specialized in locating and underwriting institutional-grade commercial real estate assets nationwide. During his tenure, the firm acquired and sold more than 1.2 billion assets to 800 investors. Additionally, he was at the helm guiding the development, launch, and oversight of TIC Properties Management, LLC - a firm created to manage the assets syndicated by TIC Properties and now manages properties for dozens of additional ownership groups. He continues to manage the company's real estate holdings in more than 90 commercial properties nationwide.

Education/Milestones

Mr. Workman earned his Bachelor of Science degree in Financial Management with a minor in Financial Institutions from Clemson University. He holds FINRA Series 7 and 63 licenses and also a South Carolina Real Estate License.

 

Ron W. Gilbreath, CCIM®, CPM® | Vice President of Asset Management

Responsibility

Ron Gilbreath holds the title of Vice President of Asset Management and is headquartered in our regional office in Dallas, TX. He is responsible for directing the operations and supervision of the asset management department.

Experience

Prior to joining our team Mr. Gilbreath held the role of  Vice President of Asset Management for Rainier Asset Management Company in Dallas.  He has over 25 years of commercial real estate experience including property management, asset management, leasing and project management. Mr. Gilbreath began his real estate career as a commercial real estate manager with Murray Management managing a portfolio of both office and retail properties. In 1990 he joined Cousins Properties and managed a 15 property portfolio of office, retail and industrial buildings, totaling over 700,000 square feet.  In 1992 he was promoted to senior manager responsible for the direct management for a Class-A highrise office complex. In 1995 he was promoted again to manage all property management activities for a premier 50-story office building totaling over 1.4 million square feet.

Education/Milestones

Mr. Gilbreath earned the Certified Commercial Investment Member (CCIM) designation from the Commercial Investment Real Estate Institute and the Certified Property Manager (CPM) designation from the Institute of Real Estate Management (IREM).  Mr. Gilbreath earned a Bachelor of Science degree from Southeastern Oklahoma University.

 

Jamie S. Kaltenbach | Vice President of Finance, Accounting

Responsibility

Ms. Kaltenbach is the Vice President of Finance and Accounting for CapHarbor Property Management, LLC. She is responsible for the development of accounting policies, establishment and maintenance of internal control procedures, cash management, information system support and financial reporting of the managed portfolio.

Experience

Ms. Kaltenbach has over 20 years of experience in accounting and reporting within the commercial real estate industry with such firms as Ernst & Young, Morgan Stanley, Jones Lang LaSalle and Cousins Properties in Atlanta. Ms. Kaltenbach serviced commercial real estate clients with tax reporting requirements for investors and handled 4 major projects, each over 1 million square feet.

Education/Milestones

Ms. Kaltenbach received both her Master’s and Bachelor’s degrees from the University of Tennessee. She completed her Certified Public Accountant designation in Texas and holds a Georgia Real Estate License.

 

Teresa M. Shimow | Investor Relations Manager

Responsibility

Teresa Shimow holds the position of Investor Relations Manager. Ms. Shimow is responsible for the Investor Relations Division and supervises a staff of two Investor Relations Coordinators and one LLC Administrator. As a team, they are responsible for communicating with investors, including but not limited to delivering all relevant property performance reports, maintaining investor files, responding to investor queries as well as coordinating investor conference calls and meetings. The Investor Relations team also works closely with investors’ tax and legal advisors to obtain and share necessary information while protecting the interests of the investor. She is also responsible for editorial content of all client correspondence.

Experience

Ms. Shimow was previously the Investor Relations Coordinator, a position she held with CapHarbor Property Management, LLC for six years. In this role, she was responsible for a portfolio of properties and investor communication.

Education/Milestones

Ms. Shimow earned a Bachelor of Science degree in Marketing from Winthrop University in 2008.

 

Shonna Felkel | General Counsel

Responsibility

Ms. Felkel is CapHarbor Property Management, LLC's General Counsel. Her responsibilities include management of all legal aspects of documentation review, litigation supervision, and business risk management for CPM.

Experience

Ms. Felkel was a member of the corporate team of Nelson Mullins Riley & Scarborough LLP, a large regional law firm. Her legal experience is in the areas of real estate, financial institutions, and general corporate law, with a concentration in commercial real estate and commercial lending (including both asset-based lending and construction). Ms. Felkel’s extensive experience in these areas stems from representation of leading national and regional banks and real estate developers.

Education/Milestones

She earned her Juris Doctor from the University of Alabama School of Law and her Bachelor of Science degree in Finance from the University of Tennessee at Chattanooga. Ms. Felkel is a member of the American Bar Association, the South Carolina Bar Association and the Association of Corporate Counsel.
